inspection scope & access

Inspections are limited to visible and accessible systems and components at the time of the inspection. Areas or components that are obstructed, concealed, locked, unsafe, or otherwise inaccessible may not be inspected. Limited access may result in deferred findings or recommendations for further evaluation.
Inspections are limited to visible and accessible systems and components at the time of the inspection. Areas or components that are obstructed, concealed, locked, unsafe, or otherwise inaccessible may not be inspected. Limited access may result in deferred findings or recommendations for further evaluation.

To help ensure a thorough inspection, clear access should be provided to:

  • Attics and crawlspaces
  • HVAC equipment
  • Electrical panels
  • Water heaters and plumbing components
  • Garages and storage areas

Recommendations & Further Evaluation

Inspection recommendations are based on visible and accessible conditions observed at the time of inspection and are intended to support informed decision-making.

  • Recommendations may include:
  • Further evaluation by a licensed contractor
  • Repair or replacement of components showing wear, damage, or safety concerns
  • Monitoring of conditions that may change over time
  • Routine maintenance items to help reduce future issues

All recommendations reference industry standards and typical performance expectations.

reporting & documentation

Inspection findings are documented with written descriptions and photographs of observed conditions. Reports are intended to clearly communicate inspection findings to clients and may be shared with real estate professionals or other parties at the client’s discretion.

Seller preparation

Homes that are prepared for inspection often present fewer access-related limitations, allow buyers to receive clearer information about the property’s condition at the time of inspection, and may help prevent delays or the need for re-inspections.

Sellers are encouraged to address routine maintenance items and ensure access to all visible and accessible components prior to the scheduled inspection.

Animals & safety

For the safety of both occupants and inspectors, all animals should be secured or kenneled prior to the inspection. Securing animals helps prevent injuries and reduces the risk of pets escaping, which can be stressful and difficult to manage during the inspection process.

A home inspection is based on observations made on the date of the inspection and represents a snapshot in time; it is not a prediction of future conditions. A general home inspection identifies only material defects that are visible and accessible at the time of inspection. Beach House Home Inspections LLC provides clear inspection policies and practical recommendations to help buyers, sellers, and homeowners understand the inspection process and property conditions while supporting a safe and efficient inspection experience.

INSPECTION POLICIES

utilities & occupancy

All utilities (water, gas, and electricity) should be on at the time of inspection to allow systems to be tested where applicable. Occupied homes should be prepared in advance to allow full access to inspected areas. Sellers and tenants  are encouraged to plan to be away from the property during the inspection to reduce interruptions.
