No. A home inspection is based on observations made on the date of the inspection and represents a snapshot in time. It is not a prediction of future conditions or a guarantee of performance.
Yes. Certain features must be visible and identifiable at the time of inspection to receive credit on a wind mitigation inspection. Glass etchings should be visible on impact-rated windows and glazed doors. Garage doors should have manufacturer rating stickers or labels indicating impact resistance. Glazed doors and windows should display either a visible etching or a Florida Product Approval number to document impact-rated construction.
If required documentation or markings are not visible, credit may be limited or not applicable.
Yes. Water, gas, and electrical utilities should be on at the time of inspection so systems can be operated and evaluated where applicable.
Yes. All animals should be secured or kenneled prior to the inspection to help keep pets and inspectors safe and to prevent pets from escaping.
