Residential Inspection - This inspection, also known as a buyer's home inspection, is an assessment of a property's condition. The condition of the property's roof, site, structure, foundation, attached garage, heating and cooling systems, plumbing, electrical, and interior will be assessed, as well as a courtesy pool/spa check. A wind mitigation report will be included with this inspection. Four point inspections are included on homes that were built prior to 1988. Residential Inspection: $300.00 <2,000 sq. feet; $.15 per sq. ft on homes >2,000 sq. feet
Condominium Inspection -This inspection will assess the property's heating and cooling systems, plumbing, electrical, and interior. This inspection does not include an assessment of the roof, foundation, or structure. This inspection also does not include a Four-Point or Wind Mitigation Inspection because this may be covered by your HOA or building owner. At the end of this inspection you will receive a digital report to your email within 24 hours of inspection. Each report will include pictures regarding the property's condition, an assessment of necessary repairs, maintenance or safety concerns, and/or other issues. Condominium Inspections begin at $150.
Townhouse Inspection - This inspection will assess the property's heating and cooling systems, plumbing, electrical, and interior. This inspection also offers an optional upgrade for buyer's who may need a Four-Point and/or Wind Mitigation Inspection for the property. Townhouse Inspections begin at $300 with available upgrades
Seller's Pre-Inspection - This is an inspection of a property's condition performed at the seller's request and can aid the seller in prepping the house prior to listing. This inspection does not include a Four-Point or Wind Mitigation Inspection. At the end of this inspection you will receive a list of recommended repairs, maintenance concerns, and helpful hints to prepare your property before you put it on the market. Pre-Inspections begin at $200.
Wind Mitigation - This inspection may be requested by the homeowner in an effort to lower insurance premiums or by the insurance company. The purpose of this inspection is to determine how your home would survive the high winds of a tropical storm or hurricane and what you can do to prevent damage to your home should such a storm occur. The inspector will inspect all doors and windows, roof shape and covering, roof deck attachment, roof-to-wall connections, and secondary water resistance. If your home was built prior to 2002 this inspection is included with the purchase of a Buyer's Home Inspection. Wind Mitigation begin at $75.
Four Point Inspection - If your home was built prior to 1988, this inspection is usually requested by your insurance company. The purpose of this inspection is to limit liability incurred by the insurance company due to the condition of your home. A four point inspection includes assessment of heating and cooling systems, electrical systems, plumbing connections and fixtures, and roof. Four-Point Inspection begin at $100.
Four-Point and Wind-Mitigation Bundle - This inspection offer provides you with both a Four-Point and Wind Mitigation Inspection on a property at a discounted rate for bundling the two inspections into the same service call. Four-Point and Wind Mitigation Inspection Bundle $150.

Property Condition - This inspection is created for Vacation Rental Owners. The purpose of this inspection is to determine if your home needs repairs. The property's roof, electrical panel, and HVAC will be inspected. A visual inspection of the interior damage is included.
